• Open House: 1327 N Orange Grove Units

  I will be holding an open house on both Saturday and Sunday, from 1 pm to 4 pm, 1327 N Orange Grove in the historic Spaulding Square district, just north of Fountain and just west of Fairfax.

  If you’re not familiar with Spaulding Square, it’s one of the coolest neighborhoods in all of Los Angeles. This eight block square was built between 1916 and 1926 by architect Albert Spaulding, and comprises many beautiful Craftsman homes. Most of the early residents were silent film stars and directors. Lucille Ball once lived here! In 1993, Spaulding Square was designated a Historic Preservation Overlay Zone by the city of Los Angeles, which helps to preserve the historic architecture found here.

  1327 N Orange Grove is a legally “grandfathered” duplex with two additional units, all with excellent rents. Three of the units can be delivered vacant. The price was just dropped to $999,000 and we are expecting multiple offers.

  This is bot h a great investment opportunity and a chance to refurbish a California bungalow in a coveted Los Angeles neighborhood.

  My partner, Jodi Barmash, and I are having another of our now monthly real estate seminars this Saturday at our office  at 7920 W Sunset Blvd (corner of Hayworth and). We will begin promptly 11 am.

  We will cover all kinds of Foreclosures — including Short Sales, REOs (real estate owned by lenders) and court step auctions. You’ll learn where best to focus to find the best deals out there. And we’ll give our insight on what’s currently happening in the real estate market.

  Dana Dukelow of Surety Financial will discuss what it takes to qualify for a mortgage. You’ll learn all about the pre-approval process and why you cannot make an offer to buy real estate unless you have a pre-approval letter for the specific property you are interested in.

  Robert Cohen of Farmers Insurance will answer your questions about home and earthquake insurance, and will provide light refreshments.

  And we’ll even hand our a door prize or two!
